Do I need planning permission to convert my loft in Leeds, Yorkshire?

Domestic loft conversions are usually considered permitted development and do not require planning permission. Taking into consideration previous roof space additions the proposed works can be assessed against the following criteria for permitted development compliance:
If the proposed loft conversion is to a terraced house the volume allowance is 40 cubic metres of additional space.
If the proposed loft conversion is to a detached or semi-detached house the volume allowance is 50 cubic metres of additional space.
Alteration works to convert the loft must not extend beyond the plane of the existing roof slope of the principal elevation fronting the highway or extend higher than the highest part of the roof.
External materials are required to be similar in appearance to the existing house materials.
No verandas, balconies or raised platforms are allowed under a permitted development house loft conversion.
If the proposded roof void conversion has any side facing windows they must be obscure glazing.
Designated areas include national parks, areas of outstanding beauty and conservation areas. If your house is in a designated area roof extensions are not permitted development and you will have to apply to your local planning authority for planning approval.
If the loft conversion is to be considered permitted development all roof extensions must be set back at least 200 mm from the original eaves.
No part of a permitted development roof extension can overhang the outer face of the original house.
With all permitted development projects it is advisable to apply for a Lawful Development Certificate (LDC) from the local planning authority. If you decide to sell your property an LDC may help answer any queries raised by potential buyers or their legal representatives. As well as obtaining an LDC it is important to obtain building regulations approval and serve any relevant party wall notices.
